1. A visit to Marles - how to get started?

We look forward to welcoming you at trade fairs, open houses or at our locations in Ljubljana and Maribor. We will make the often-complicated building process easier for you right from the first meeting. Our sales consultants will answer all your questions and make sure you get as much information as possible about choosing your dream house and the construction process.

We will demonstrate the different types of houses, the different construction systems, the construction methods and the energy levels of the buildings, the quality of which is confirmed by the numerous certificates obtained from independent national and international institutes. You will be able to see for yourself the quality of the construction and the materials chosen in our model house. We will also show you the various ways we can relieve you of the many procedures and administrative obstacles that will arise on the way to your home.

2. At Marles, we design a house to your wishes

In designing our buildings, we work with many architecture studios, national and international.  Our architectural solutions are based on traditional classic designs as well as modern architectural masterpieces. You can choose from a variety of architectural styles and types of pre-designed buildings, which we can adapt to your needs and preferences. In the search for the best architectural solutions, we accept conceptual designs from any architect or client and work with them in the development of the project and the realisation of the building.

You can either have your chosen architect prepare the conceptual design, or you can let one of our experienced architects do it for you. At Marles, we have in-house architects who will listen to your ideas and work with you to find the optimal solution for your new home.

3. Offer preparation and signing of the contract (construction of the building and packages)

The conceptual design is followed by the preparation of the offer, which depends on the chosen scope of work. For ease of understanding the construction process and to make our work more transparent, we at Marles have decided to combine the construction stages to make your decision easier. You can choose between different stages of execution and completion of the building in the following packages:

S PACKAGE - fabrication and installation of the basic elements (all walls, ceilings and roof structure)

M PACKAGE - exterior finished building (S package + roofing and guttering + façade finishing layer)

L PACKAGE - partial turnkey (M package + plumbing and electrical installations + heating and screed)

XL PACKAGE - full turnkey (L package + tiles and other flooring + sanitary fittings, staircases, doors, etc.)

Depending on the package you choose, we will prepare a final offer and draw up a construction contract. The contract will specify the scope and content of the works and the price, which will remain unchanged until the end of the construction.

4. At Marles, we prepare all the documentation for you

A successful realisation of any project requires a precise, coordinated and professional preparation of all the necessary designs and associated drawings.

To make your building experience as pleasant as possible, Marles has its own architecture studio, where we produce all the projects you want, making sure they are compatible with each other and comply with all the legal requirements.

As part of our turnkey offer, we prepare all project documentation for obtaining a building permit (‘DGD’), draw up the project for implementation (‘PZI’) and documentation of works implemented (‘PID’), and take care of obtaining the operating permit upon completion of construction.

Conceptual design needed to obtain project and other conditions (‘IDZ’)

The conceptual design needed to obtain project and other conditions (‘IDZ’) is the conceptual design of a building showing the placement of the building in the environment. It includes a layout of the building with dimensions, floor plans and cross-sections. Once prepared, it is sent to the competent authorities (opinion-givers) to issue project conditions in their respective fields of competence (connection to the water, sewerage and electricity networks, access to public roads, protected areas, buffer zones, etc.).

Project documentation needed to obtain opinions and a building permit (‘DGD’)

Based on the conceptual design (‘IDZ’) and the project conditions (requirements) of the opinion-givers, the preparation of the project documentation needed to obtain a building permit (‘DGD’) begins. The building permit documentation (‘DGD’) must include a technical report with a description of the construction, location and graphic illustrations and descriptions defining the location, design, functional and technical characteristics of the intended construction.

The fully completed DGD documentation is submitted to the opinion-givers for review. If all their conditions and requirements are complied with in the documentation, they issue a positive opinion (consent) in relation to the project solutions. To obtain a building permit, the relevant DGD documentation must be submitted to the competent administrative unit.

Building permit

Once you have successfully applied for a building permit, you will receive a decision on the assessment of the public utility charge, followed by a decision on compensation for the change of use of agricultural land. Both must be settled before the administrative unit can issue the building permit. You can find out more about the process of obtaining a building permit here.

Project documentation for the implementation of construction (‘PZI’)

Alongside the process of obtaining the building permit, you can start preparing the project documentation for the implementation of construction (‘PZI’), which will serve as the base document to declare the start of construction and the actual implementation of construction.

The PZI documentation includes all detailed architectural drawings, detailed implementation plans, structural calculations and reinforcement plans, as well as electrical and mechanical installation plans, including all the necessary elaborations and reports.  It also includes a detailed inventory of all construction work, craftwork and installation work, an inventory of materials, a description and graphical presentation of the technical solutions, a detailed structural plan and an electrical and mechanical plan.

Once the building permit has become final, you must register the start of construction with the competent administrative unit. The application must be accompanied by the PZI documentation and a demarcation drawing (prepared by a surveyor). Eight days after this, the construction can start.

Project documentation of works implemented (‘PID’) and the operating permit

The project documentation of works implemented (‘PID’) is used to describe and show any deviations of the completed construction from the building permit documentation. The documentation of works implemented serves as the basis for obtaining the operating permit, which will subsequently enable you to obtain a house number and thus officially start using your building.

5. Production of the Marles house in a controlled environment

At Marles, we have worked for decades to preserve the technical core, and with it the knowledge that is passed on and upgraded from one generation to the next.

All the prefabricated parts of the building (including the façade, the joinery, the installation layer and the complete roof structure) are produced in climate-controlled conditions, with special industrial precision in the production of the construction elements. CNC machining is carried out based on the technical documentation and technology plans, which are drawn up by our engineers using specialised design software.

The weather-independent workflow and fast on-site assembly ensure the possibility of early occupation and optimum resistance to fire, wind, and earthquake.

Many other prefabrication contractors shift individual construction stages to the construction site, exposing the construction to the risk of adverse weather conditions, which can result in poor quality of construction or serious delays to the set deadlines.

Marles maintains the highest level of quality assurance. At Marles, the entire construction system, technology process and materials comply with international standards. Regular production monitoring is carried out by independent experts from internationally recognised institutions, who confirm the quality with various certificates.

6. Start of construction - ground and foundation slab preparation

The plot of land for the house must be properly hardened and a reinforced concrete foundation slab must be constructed on which the house will stand. If the house has a basement, the basement and the first slab are prepared in the same way as they would in conventional construction. Even if you construct the foundation slab yourself, Marles can provide you with all the drawings, inventories, a rebar plan and all the necessary support in case of questions and dilemmas.

Our advice:
When choosing a contractor, it is worth checking several offers, as the price differences can be up to several thousand euros. The quality of workmanship is something to look out for. Prefabricated houses do not tolerate even the slightest irregularities in the inclination of the slab, as this can lead to cracks in the walls of the house.

7. Installation of the house

Once the elements of the house are finished in production and the concrete slab is ready at the chosen location, the construction of the house can begin.

The largest elements are assembled using mobile cranes and under the watchful eye of the site manager. The site manager coordinates the entire construction process and keeps you regularly informed of the works carried out. A supervisor will also be with you throughout the process, checking the quality of the work with the site manager and confirming it with you stage by stage.

After the main assembly work has been carried out, which typically takes 2-3 days, the rest of the craftwork (laying of the parquet flooring and tiles, installing staircases, heating, etc.) begins in the erected and protected building, depending on the agreement or the chosen package.

Nine out of ten Marles house buyers opt for a turnkey house, thus entrusting us with the execution of all the works on the building.

8. Handover and moving in

Your turnkey Marles house will be built within 5 months from the start of construction.

Once all the works have been completed, a handover of the building will take place, at which you and the site manager will carefully inspect the entire building and the completed services, receive all the warranty certificates and instructions for the maintenance of the building, and take over the agreed guarantee for all the works carried out.
